Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Katie Wright, unmarried, originally in favor of Wells Fargo Bank, N.A., on the 28th day of May, 2004, said mortgage recorded in the Office of the Judge of Probate of Pickens County, Alabama, in Book 182 Page 233; the undersigned HSBC Bank USA, National Association as Trustee for Wells Fargo Home Equity Asset-Backed Securities 2004-2 Trust, Home Equity Asset-Backed Certificates, Series 2004-2, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Carrollton, Pickens County, Alabama, on May 21, 2019, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Pickens County, Alabama, to-wit:
Parcel One: Begin at a point on the South margin of Third Avenue 57 feet West of the Northwest corner of the A. L. Turnipseed lot as shown by the E. L. Hendrix map or plat of the Town of Aliceville, Alabama, of record in the Office of the Probate Judge of Pickens County, Alabama, in Deed Book 15 at Page 9, run thence South 3 degrees East 150 feet, thence West 63 feet, thence North 3 degrees West 150 feet to the South margin of Third Avenue, thence East along said South margin of Third Avenue 63 feet to the Point of Beginning.
Parcel Two: Beginning at the Northeast corner of the lot conveyed by A. B. Lewis and wife, Edna P. Lewis, to the Trustees of Church of Christ, Aliceville, Alabama, by deed recorded in Deed Book 85 at page 545 of the Pickens County Probate Records, which point is also the Northwest corner of the D. B. Dorris lot; from said Point of Beginning proceed West along the South margin of 3rd Avenue West (also known as Alabama Highway No. 17) a distance of 23 feet to a point; thence proceed South 3 degrees East a distance of 150 feet to a point; thence proceed Easterly and parallel to said 3rd Avenue West a distance of 23 feet to the West margin of the said D. B. Dorris lot, thence North along the West side of the said D.B. Dorris lot 150 feet to the Point of Beginning.

The balance of the purchase price must be paid in certified funds by noon the next business day at the Law Office of Sirote & Permutt, P.C. at the address indicated below. Sirote & Permutt, P.C. reserves the right to award the bid to the next highest bidder should the highest bidder fail to timely tender the total amount due.
