MORTGAGE FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Wendy T Elmore, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for MLD Mortgage Inc., A New Jersey Corporation, on the 24th day of July, 2015, said mortgage recorded in the Office of the Judge of Probate of Pickens County, Alabama, in REAL Book 312, Page 446; the undersigned The Money Source, Inc., as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Carrollton, Pickens County, Alabama, on August 21, 2018, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Pickens County, Alabama, to-wit:

Commencement; thence run North 87 degrees 53 minutes 24 seconds West along the North line of said quarter-quarter for a distance of 393.00 feet to a point located on the West right of way margin of Gordo Vienna Road; thence run South 6 degrees 23 minutes 24 seconds East along said right of way for a chord distance of 145.30 feet to an iron rod, said rod being the Point of Beginning; thence run North 88 degrees 33 minutes 24 seconds West for a distance of 82.07 feet to an iron rod; thence run South 69 degrees 10 minutes 57 seconds West for a distance of 113.11 feet to an iron rod; thence run South 34 degrees 49 minutes 17 seconds East for a distance of 320.31 feet to an iron rod located on said right of way; thence run North 0 degrees 55 minutes 31 seconds East along said right of way for a chord distance of 301.12 feet to the Point of Beginning. Commencement; thence run North 87 degrees 53 minutes 24 seconds West along the North line of said quarter-quarter for a distance of 393.00 feet to a point located on the West right of way margin of Gordo Vienna Road; thence run South 6 degrees 23 minutes 24 seconds East along said right of way for a chord distance of 145.30 feet to an iron rod; thence run North 88 degrees 33 minutes 24 seconds West for a distance of 82.07 feet to an iron rod ; thence run South 69 degrees 10 minutes 57 seconds West for a distance of 113.11 feet to an iron rod, said point being the Point of Beginning; thence run South 34 degrees 49 minutes 17 seconds East for a distance of 320.31 feet to an iron rod located on said right of way and the North bank of a ditch; thence run North 47 degrees 11 minutes 18 seconds West along said ditch for a chord distance of 347.02 feet to an iron rod; thence run North 69 degrees 16 minutes 32 seconds East for a distance of 76.63 feet to the Point of Beginning. Said parcel lying in the Southwest quarter of the Northwest quarter of Section 16, Township 20 South, Range 13 West, Pickens County, Alabama.
The hereinabove described property being one and the same as described in mortgage recorded in Book 312, Page 446 and deed recorded in Book 292, Page 23.

The balance of the purchase price must be paid in certified funds by noon the next business day at the Law Office of Sirote & Permutt, P.C. at the address indicated below. Sirote & Permutt, P.C. reserves the right to award the bid to the next highest bidder should the highest bidder fail to timely tender the total amount due.
