Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Mary Edna Prude, a single woman, originally in favor of West Alabama Bank & Trust, on the 30th day of December, 2008, said mortgage recorded in the Office of the Judge of Probate of Pickens County, Alabama, in Book 243, Page 548; the undersigned Bayview Loan Servicing, LLC, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Carrollton, Pickens County, Alabama, on July 16, 2019, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Pickens County, Alabama, to-wit:

From the Northwest comer of the NE 1/4 of NE 1/4 of said Section 24 run East along the North line of the NE 1/4 of the NE 1/4 of Section 24 for 145.2 feet to a point on the West side of 5th Street N.W.; thence South along the West side of 5th Street NW for 451.3 feet to the point of beginning of herein described property; thence from said point of beginning continue South along the West side of 5th Street NW for 75 feet; thence S. 89 degrees 00' W. for 170 feet; thence N. 0 degrees 30' W. for 75 feet, thence N. 89 degrees 00' E for 170 feet to the point of beginning.

The balance of the purchase price must be paid in certified funds by noon the next business day at the Law Office of Sirote & Permutt, P.C. at the address indicated below. Sirote & Permutt, P.C. reserves the right to award the bid to the next highest bidder should the highest bidder fail to timely tender the total amount due.
