Default having been made in the payment of the debt secured by that certain mortgage executed by William L. Sanders and Mary Ann Jones Sanders, Mortgagor(s), to Citifinancial Corporation, LLC , Mortgagee, on December 21, 2009, said mortgage being recorded on December 22, 2009 in the Probate Office of Pickens County, Alabama in Book 253, Page 244, and later assigned to U.S. Bank Trust National Association, as Trustee of the Igloo Series IV Trust, by reason of such default, having declared all the indebtedness secured by said mortgage due and payable, and such default continuing, notice is hereby given that, acting under the power of sale contained in said mortgage, U.S. Bank Trust National Association, as Trustee of the Igloo Series IV Trust will sell at public outcry, for cash, to the highest bidder, in front of the Courthouse door in the City of Carrollton, Pickens County, Alabama during the legal hours of sale on March 11, 2025 the following described real estate situated in Pickens County, Alabama, to wit:
Begin at the Northwest corner of the Northwest Quarter of Northeast Quarter of Section 15, Township 20 South, Range 14 West, and run South 0 Degrees 17 Minutes East along the West Line of said Northwest Quarter of the Northeast Quarter for 210 feet; thence North 83 Degrees 42 Minutes West for 300 feet, more or less, to the centerline of Brown's Chapel Road; thence run in a Northerly direction along the centerline of said Brown's Chapel Road for 297 feet, more or less, to North Edge of a driveway; thence North 63 Degrees 42 Minutes West for 460 feet to a point that is North 2 Degrees 12 Minutes East of the Southwest corner of the Southwest Quarter of the Southeast Quarter, Section 15, Township 20 South, Range 14 West; thence run South 2 Degrees 12 Minutes West for 210 feet to the Point of Beginning.
