Notice of Mortgage Foreclosure
Default having been made in the payment of the indebtedness to RiverFall Credit Union, formerly known as Tuscaloosa Teachers Credit Union, secured by that certain Mortgage executed by Verna Braldey Latham aka Verna Bradley, a single woman, on October 07, 2014, said Mortgage being filed for record in the Office of the Judge of Probate of Pickens County, Alabama, on October 10, 2014, and being recorded in Real Book 302 at Page 452. RiverFall Credit Union, as Mortgagee, by reason of such default having declared all of the indebtedness secured by said Mortgage due and payable and such default continuing, notice is hereby given that RiverFall Credit Union, under and by virtue of the powers of sale contained in said Mortgage, will sell at public outcry, at the front door of the Courthouse of Pickens County, in Pickens, Alabama, on March 22, 2024, during the legal hours of sale, for cash to the highest bidder, the following described real property, located in Pickens County, Alabama, and more particularly described as follows, to-wit:
Parcel I:
North Half of Southwest Quarter of Southeast Quarter (N ½ of SW ¼ of SE ¼) of Section 30, Township 18, Range 15 West.
Parcel II:
North Half of Southeast Quarter of the Southwest Quarter (N ½ of SE ¼ of SW ¼) of Section 30, Township 18, Range 15 West.
Together with the hereditaments and appurtenances thereunto belonging and all fixtures now attached to and used in connection with the premises herein described. Title to the above described property shall be conveyed by Mortgage Foreclosure Deed, subject to any ad valorem taxes due, rights of way, restrictions, easements, matters of survey, and existing federal tax liens, if any, and/or special assessments, if any, which might adversely affect the title to the subject property. Said sale is to be made for the purpose of paying the indebtedness secured by said Mortgage, and the expenses of foreclosure, all in accordance with the terms of the Mortgage as heretofore set out.
