Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Sara Denise Gibson, a single woman, originally in favor of Mortgage Electronic Registration Systems, Inc. as nominee for Bankfirst Financial Services, on August 13, 2020, said mortgage recorded in the Office of the Judge of Probate of Pickens County, Alabama, in REAL Book: 360 Page: 103; the undersigned Select Portfolio Servicing, Inc., as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Carrollton, Pickens County, Alabama, on May 30, 2024, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Pickens County, Alabama, to-wit: From a cement marker at the Southeast corner of the Southwest Quarter of the Southeast Quarter of Section 6, Township 21 South, Range 14 West, run East along a painted line a distance of approximately 500 feet to the intersection of an unnamed gravel road; thence in a northerly direction a distance of 720 feet to an iron stake which is the point of beginning; thence in a southeasterly direction along the said road right of way a distance of 215 feet to a point, thence East a distance of 210 feet parallel with the southeastern boundary of the Danny Joe Shepherd property; thence In a northwesterly direction a distance of 215 feet, parallel with the unnamed road; thence West a distance of 210 feet along the southeastern boundary of the lot deeded to Danny Joe Shepherd by deed recorded in Book 16, Page 318, a distance of 215 feet to point of beginning on the east right of way of the unnamed road.
