Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Keith D. Bledsoe, single man, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for West Alabama Bank & Trust, an Alabama Corporation, on the 15th day of November, 2013, said mortgage recorded in the Office of the Judge of Probate of Pickens County, Alabama, in Book 292, Page 496; the undersigned Wells Fargo Bank, N.A., as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Carrollton, Pickens County, Alabama, on July 16, 2019, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Pickens County, Alabama, to-wit:
Commencing at an existing iron pin at the Southeast corner of Section 33, Township 18 South Range 14 West, Pickens County, Alabama; thence North 1 degree 22 minutes 11 seconds West 1326.00 feet along the section line to the Northeast corner of the Southeast Quarter of the Southeast Quarter; thence North 87 degrees 44 minutes 07 seconds West 953.57 feet along the quarter section line to a 1/2 “ rebar the Point of Beginning of the property herein described; thence South 2 degrees 15 minutes 53 seconds West 460.00 feet to a 1/2” rebar; thence North 87 degrees 44 minutes 07 seconds West 615.70 feet to a 1/2” rebar; thence North 2 degrees 15 minutes 53 seconds East 210.00 feet to a 1/2” rebar; thence North 87 degrees 44 minutes 07 seconds West 313.40 feet to a 1/2” rebar on the East R.O.W. of Highway 17 (paved 120' R.O.W.); thence North 35 degrees 04 minutes 50 seconds East 297.47 feet along the East R.O.W. to a 1/2” rebar on the Quarter section line; thence South 87 degrees 44 minutes 07 seconds East 767.89 feet to the Point of Beginning. All being in the Southeast Quarter of Section 33, Township 18 South, Range 14 West, Pickens County, Alabama.
