Mortgage Foreclosure Sale
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Doris Nell E. Reece, as to a Life Estate, and Earnest Ricky Reece and Judith Lynn Tolstick, as to the Remainder Interest, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Fairway Independent Mortgage Corporation, on May 5, 2022, said mortgage recorded in the Office of the Judge of Probate of Pickens County, Alabama, in Real Book 382 Page 184; the undersigned LongBridge Financial, LLC, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Carrollton, Pickens County, Alabama, on May 7, 2024, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Pickens County, Alabama, to-wit: A parcel of land located in the Northwest One-Fourth of the Southeast One-Fourth and the Northeast One-Fourth and the Southeast One-Fourth of Section 27, Township 20 South, Range 13 West, in Pickens County, Alabama, more particularly described as follows: As the Point of Beginning, commence at the Northeast corner of the Northeast One-Fourth of the Southeast One-Fourth of said Section 27 and run South 2 degrees 19 minutes East for a distance of 718.11 feet to a point; thence with an interior angle of 92 degrees 06 minutes run in a Westerly direction for a distance of 1825.22 feet to a point; thence with an interior angle of 74 degrees 06 minutes run in a Northerly direction for a distance of 432.83 feet to a point; thence with an interior angle of 280 degrees 14 minutes run in a Westerly direction for a distance of 323.79 feet to a point on the East right-of-way of Pickens County Road No. 63 (Benevola Road); thence with an interior angle of 90 degrees 00 minutes run in a Northerly direction along the East right-of-way line of said county road for a distance of 266.30 feet to a point; thence with an interior angle of 95 degrees 54 minutes run in an Easterly direction for a distance of 2031.90 feet to the point of beginning whose interior angle being 87 degrees 40 minutes. Less and except that property conveyed to James Leon Elmore and wife, Lois Sullivan Elmore, by deed dated August 22, 1991, and recorded in Real Book 39, Page 45, and described as follows: Parcel 5: To find the point of beginning, begin at the Northeast corner of the Northeast Quarter of the Southeast Quarter of Section 27, Township 20 South, Range 13 West, in Pickens County, Alabama; and from this point, run thence South 2 degrees 19 minutes East, along the East boundary of said Northeast Quarter of Southeast Quarter a distance of 718.11 feet to a point, which point is the point of beginning; thence turn an interior angle of 92 degrees 06 minutes left and run 1825.22 feet to a point; thence turn an interior angle 74 degrees 06 minutes left and run 226.85 feet to a point; thence turn an interior angle 106 degrees 18 minutes left and run 1755.42 feet to a point, which point is on the East line of the Northeast Quarter of the Southeast Quarter; thence run South along said forty line a distance of 218 feet to a point, which point is the point of beginning, containing 9 acres, more or less. Parcel 6: To find the point of beginning at the Northeast corner of the Northeast Quarter of the Southeast Quarter of Section 27, Township 20 South, Range 14 West, in Pickens County, Alabama; thence run West along the North line of said forty a distance of 2031.90 feet to a point, which point is on the East right-of-way of Highway No. 63; and from this point turn an interior angle 95 degrees 54 minutes right and run South along the East right-of-way of said highway a distance of 208.70 feet to a point, which point is the point of beginning; and from this point continue South along the said highway right-of-way a distance of 57.60 feet to a point; thence turn an interior angle of 90 degrees 00 minutes right and run 323.79 feet to a point; thence turn an interior angle of 104 degrees 29 minutes right and run 96.50 feet to a point; thence turn an interior angle 69 degrees 38 minutes right and run 349.40 feet to a point, which point is the point of beginning, containing 0.46 acres, more or less.. You are hereby notified that on the 6th day of March, 2024, Diana Paz, filed in this Court an instrument in writing which purports to be the Last Will and Testament of Eugene Reed Price, deceased, together with her verified petition asking that said instrument be admitted to probate and record as the true, genuine and legal Last Will and Testament of Eugene Reed Price, deceased, and that Letters Testamentary be granted to her.
Said Petition has been set for hearing on the 11th day of April, 2024, at 1:00 o’clock p.m at which time you can appear and contest the same if you see fit and proper.
